How often can rent be reviewed?

Rent can be reviewed no more than once every 12 months.

This is a statutory protection under the Housing Act 1988. If a rent change is proposed, Morro must follow the formal notice process and provide the required written notice before the new rent can take effect.

The notice will explain the proposed new rent and the date it would begin. You’ll have time to review the change, ask questions and seek advice if needed.

If you believe a proposed increase is above the market rate, you have the right to refer it to the First-tier Tribunal (Property Chamber) before the new rent takes effect.

Your tenancy agreement and any formal notice you receive will set out the relevant details. If you are unsure when your rent was last reviewed, or what a notice means for your payments, contact the Morro team and they’ll talk you through it clearly.
