What are the affordability requirements?
Morro’s standard affordability threshold is a gross annual income of at least 27 times the monthly rent.
For example, if the monthly rent is £1,600, you would usually need a gross annual income of at least £43,200. This helps confirm that the home is affordable before your tenancy moves forward.
Affordability is assessed during referencing, which is carried out by Homeppl, Morro’s third-party referencing provider. They will review your income documents and compare them with the rent for the home you have applied for.
Students are exempt from this income requirement and are assessed differently.
If you do not meet the standard affordability threshold, you may still be able to apply with a guarantor. The guarantor will need to meet their own affordability requirements and complete referencing.
